Documents

We suggest that you keep your tenancy agreement, renting guide and condition report in a safe place during the term of your tenancy.

Reference to these documents will assist you throughout your tenancy.

Contact Details

Kindly advise our office when you change your contact details.

It is imperative that our office is able to reach you in the case of an emergency.

Rent

Rent must be paid via BPAY. It must be paid in advance and reach our office on or before the due date.

Please ensure that you pay the correct amount as stated on your tenancy agreement at all times.

If, for any reason you are having difficulty committing to your rental payment obligation, contact your property manager immediately.

Should your rent exceed fourteen (14) days overdue, a termination notice will be issued and an application made to the Consumer, Trader and Tenancy Tribunal for hearing.

Note: This office is a member of Trading Reference Australia Database. You may be listed as a defaulting tenant if you fail to comply with your tenancy agreement. This could jeopardise future rental applications.

Condition Report

The condition report is part of your tenancy agreement. It establishes the condition of the property at the commencement of your tenancy and will be used as a comparison at the end of your tenancy as the basis on which your bond will be refunded.

Please check it thoroughly, amend and add comments as necessary, sign and return a copy to our office within seven (7) working days after the commencement of your tenancy.

If the signed condition report is not returned, problems may occur at the end of your tenancy regarding your bond refund.

Insurance

It is the tenant’s responsibility to insure their personal belongings.

Keys

Your tenancy does not conclude until all keys to the property are returned to our office.

If at any time during your tenancy you change any of the locks, you must supply our office with a copy of the keys, as stated in the tenancy agreement.

Periodic Inspections

 

During the course of your tenancy, the premise will be inspected periodically by a CV Property Group representative.

Our office will contact you in advance.

Final Inspection

A final inspection of the premise will be carried out before the bond can be released.

Should you wish to be present at the inspection, please contact our office prior to the date so that we can arrange a suitable time.

All bonds in respect of residential tenancies are forwarded onto the Rental Bond Board.

Refunding the bond will be subject to the condition of the premise at the commencement of the tenancy and fair wear and tear to the premise at the end of the tenancy.
